You don't have to suffer in silence. You don't have to lose your home.

Those are the poignant opening remarks of Alphonso Jackson, Secretary of Housing and Urban Development to Chicago Mayor Daley today at a homeowner outreach program.

He further went on to offer hope for those facing foreclosure through FHASecure and the Hope Now Alliance. His efforts to reach out to those who are in trouble were summed up with these words.

“There are many options; many sources of assistance. But, surprisingly, many people still treat foreclosure as inevitable. I am troubled by the fact that there is so much denial...that many homeowners facing foreclosure will not call their mortgage lenders for help...that some won't seek any help at all.”

His remarks should not be ignored. While I do not have all the information concerning the 2 programs he mentioned to help those in trouble, I can direct you to those who do. Don’t lose your home without a fight.

FDIC Chairman, Sheila C. Bair sees no end to housing woes

In a statement to the Committee on Banking, Housing and Urban Affairs the FDIC Chairman states:

"Poor underwriting and abuses in the subprime mortgage market are having a significant negative impact on the housing markets and the U.S. economy. In the coming months, large numbers of subprime adjustable rate mortgages will reset to higher interest rates and borrowers will generally be facing default and possible foreclosure. In addition, a wave of nontraditional mortgage resets is looming in the next year."

"Current market conditions indicate this negative trend will continue, as a significant rebound in housing market activity or home prices is unlikely during the coming year."

The statement focuses on the mortgage industry performance, foreclosures and financial distress she offered this observation regarding the housing industry;

"The combination of declining home prices and scarce refinancing options will stress borrowers with subprime hybrid ARMs and other nontraditional mortgage loans and could result in hundreds of thousands of additional mortgage foreclosures over the next two years. These foreclosures, if they occur, will inflict financial harm on individual borrowers and their communities as they drive down home values. Studies show that property sales associated with foreclosures tend to reduce average home prices in the surrounding neighborhood, placing stress on remaining homeowners and their communities."

And now a word from home buyers and sellers.

The blog world is filled with blogs from lenders and real estate agents explaining everything under the sun about home buying and selling. Many that I have visited provide a great deal of information for the home buyer or sellers looking for information.

Today I decided to try and search for blogs written by the consumer. People involved with or recently involved with buying or selling a home. My thoughts are if I get a feel for what the consumer is talking about or thinking, I could tailor my blogs and websites more to what the customer wants to know and less about what we agents think the customer wants to know. Assuming there is a difference.

Orlando dominates 2008 Central Florida home sales

Orlando is dominating Central Florida for number of homes sold thus far in 2008. This comes as no surprise as Orlando is the largest Central Florida city in our marketing area.

Early numbers being reported by the Mid-Florida MLS indicate that January 2008 will see a substantial drop in Central Florida sales as compared to January 2007.

Orlando - Orange County impact fees to increase

The impact fees for residential development in Orange County have been increased by the Orange County Commission. 2008 fees were increased to $11,829.

The new fee structure includes a 5% increase per year through 2011.

Orlando real estate then and now

In November of 2005 it had become readily apparent that there was a change happening the Central Florida real estate market. The bubble bursting debated was in full swing.

I compared the slowing of home values then to a baseball runner getting caught between bases.

Seminole County receives homeless report

Seminole County’s Board of County Commissioners received a report outlining solutions to the homeless problem in the region.

The report indicated that 45 percent of the region’s homeless go to work everyday, but stay in a shelter, motel or camp in cars or outdoors.

The commission will review a second report mid-year.

Orlando’s first time homebuyers are there, are you?

According to the results of a 2007 Profile of Home buyers and Sellers conducted by the Orlando Regional Realtor Association over a 12-month period ending June 2007, first time homebuyers in Orlando are more likely to look online for information about the home buying process than any other source.

Additionally, 93 % of first time buyers indicated they searched for property online and those surveyed spent 4 weeks searching for a home prior to contacting an agent.

First time buyers chose to search more often on an individual agent web site than a Company site.

These results appear to reinforce the need to have a web presence that offers the ability to search for homes and also provide information about all stages of the buying process. Not having this presence could end up costing you an opportunity to work with the majority of the first time homebuyer market.

Orlando real estate school filled up quickly

Watson Realty's recent Orlando pre-licensing real estate school filled up quickly at the Longwood location. Approximately 40 students took advantage of Watson Realty's special pre-licensing course pricing and are now attending the Longwood class.

The pricing special was also available for those students who chose to attend the Championsgate, Kissimmee, Deland and Pt. Orange real estate schools. Instructors for those classes indicate a higher than expected turnout.

Watson Realty was able to offer the low $99. cost plus book as an incentive for those who had been considering obtaining a license but were reluctant given the reported real estate market conditions.

To many the love and companionship of a beloved pet truly makes a house a home. It is important when shopping for a new home or condo that you carefully view the home with your pet in mind. The following are suggestions to keep in mind when you are home searching. Be sure to contact one of our professional staff and we will assist you in finding the perfect home for you, your family and your pets.

Pet friendly home features to consider.

1. Consider homes that offer stain-resistant ceramic tile, Pergo, linoleum or hardwood.

2. Does the home have an area to clean your pet prior to entering the main body of the house? A garage or mud type room might be perfect to clean up the pet in your family prior to it tracking in the remnants of the outside.

3. Check garages, crawl spaces, basements and utility sheds for exposed wiring that your pet may find to chew on.

4. Identify poisonous plants in yards and gardens that will need to be removed.

Orlando short sales coming up short

We are seeing more and more listings being offered for sale in the Orlando and Central Florida real estate market, which are subject to a short sale or third party approval. The third party in most cases being the lender who must agree to accept less than what is owed on the house in order for the homeowner to sell.

Declining home prices mixed with those homes that were purchased with 100% financing or were bought at the height of the real estate boom, now find some sellers with a real need to sell but not enough equity in their home to cover the mortgage. Faced with foreclosure or financial stress, these homeowners will ask real estate agents to list their home in hopes that the lender will agree to discount the payoff when an offer is received.

This all sounds good on paper, but what have been the results?

When researching the Central Florida multiple listing service which includes the Orlando area for numbers involving short sales, I found that in the five county area of Lake, Seminole, Orange, Osceola and West Volusia, there are currently 1373 homes listed for sale with the term ‘short sale’ mentioned in the public comments. Over the past 30 days, 28 homes listed with the remarks of short sale have sold. During this same time period however, 147 homes with the same identifying short sale comment were not sold and in fact have expired or have been withdrawn off the market.

It would appear if these numbers are accurate and a representation of the expected results over an extended period of time, then short sale situations have more of a chance to fail than succeed. This failure rate could be contributed to many reasons one of which could be the inexperience of the agent handling the sale. The time to learn how to negotiate a short sale with a lender, buyer or seller is not during the transaction. Agents should be receiving the education and training needed prior to taking a listing with a short sale contingency.

Homeowners who are faced with a short sale situation should ask the agent they are interviewing how many short sale transactions have they been involved with over their careers, how many of those transactions closed and what special training and education has the agent received on this topic.

Taking those steps may help their short sale not fall short.

Mortgage Banker Association expect home sales to bottom out in 2008

In a recent press release from the Mortgage Banker Association, the Association when addressing the housing situation stated:

"We expect housing starts and home sales to continue to trend down and reach bottom around the end of the 3rd quarter 2008".

Additionally the Association expects mortgage origination to decrease by 18% in 2008.

Failing to rent to individuals with children will cost you.

HUD recently announced a settlement agreement with 2 Las Vegas landlords for their alleged practice of discriminating against individuals with children.

The owners of an apartment building agreed to "pay $75,000 to several tenants; to cease discriminatory practices against families with children; and to stop refusing to make reasonable accommodations to persons with disabilities".

What is Google trying to say?

I just conducted a search of my name in Google like I imagine a lot of obsessive personality types do more often than we should. My search resulted in the usual links.

You can find a link to my real estate web site displayed at the top followed by links to real estate articles I have written for ezine articles.

You can also find a craigslist post advertising one of our homes for sale, a couple of links to this blog and additional real estate information that I submitted to a real estate creative investor site.

All the normal stuff.

But then when looking at sponsored links on this particular search there is only one showing.

Since the results page for my name is only about real estate and me and assuming that sponsored links follow the theme or have something to do with the page results, I am feeling a bit insulted.

Thanks Google, as if I am not already conscious enough about the few extra pounds I am carrying.

Gary "Walkingman" Hause is reported as having walked across the US in only 87 days.

The Orlando Realtor Association reports that it is taking an average of 116 days for homes to sell in the Orlando area.

Those sellers who wish to move in May should be considering placing their home on the market now in order to be out by late Spring.

Fannie Mae CEO offers suggestions to unleash housing demand.

In a speech to Annual Chamber of Commerce "State of American Business" Conference, CEO Daniel Mudd offered suggestions to help unleash the “latent demand for housing.”

He offered three groups of potential buyers the industry should try and reach;

New Americans. Mr. Mudd commented that there have been over 8 million new Americans in the last 10 years and that this is the fastest growing population. Even if a small percent of those “new Americans” purchased a home it would help boost the housing market.

Veterans. His thoughts are that the VA home buying programmed should be “beefed up” to make it easier for the men and women of our armed forces to purchase a home.

Minority families and communities. The minority home ownership gap must be closed.

Mr. Mudd has made several good points. It is my opinion that real estate agents and realty companies individually and as a group, have not taken full advantage of the opportunity to address the critical need of educating, assisting and promoting the benefits of home ownership to those groups. This would seem to be an obvious win-win for everyone.

From a purely selfish standpoint, the increase of buyers would go a long way to offset the challenges now facing real estate agents throughout Florida and most of the country. It appears that some of us ignored the slow dwindling of buyers in the market place due to the amazing appreciation of home values over the past several years. With the demand side of the real estate market shrinking for some, it was ignored or masked as we watched our profits rise by the sheer increase of volume.

What better way to restore the health of the industry and help thousands of Americans enjoy home ownership at the same time than to implement changes to our our model as suggested by Mr. Mudd.

Orlando home sales down 71%

Closed sales reported for the city of Orlando for the first week of 2008 are 71% below the numbers reported during the first week of 2007.

A search conducted for reported home sales in Orlando during this first week of 2008 as compared to the first seven days of 2007 found that in the first week of 2007, 104 homes were reported sold in Orlando as compared to just 30 homes during the first week of 2008.

Wanted: Orlando homes to sell with pet showers.

According to a recent article from Realty Times titled What's In, What's Out with Home Buyers in 2008 by Mark Nash, one of the "what's in" are homes with pet showers. The writer states:

"The kitchen or work sink is out for the dog bath. Dedicated dog showers are an emerging trend. Be it in a mud or utility room, garage corner or basement, dog lovers want a place to clean their favored pooch after a visit to the neighborhood dog park. Common dog showers feature a 3' x 3' shower base, surrounded by ceramic tile 4' up the wall. Pet showers are all about the convenience for Fido to step in, and eliminate the master's need to lift."

Ok, dog showers are now a must for pet lovers looking to buy a home.

Here is the bad news. I searched the entire MID-Florida MLS and was not able to find a home listed for sale with a pet shower or dog shower or cat shower as a feature being listed or described in the comments.

Do they exist or do we need to have our builders, the ones that are still building in Central Florida, to make sure they include pet showers as an option?

Actors not exempt from slowing real estate market

The Wall Street Journal reports that Burt Reynolds recently slashed the asking price on his Florida home.

The article states:

Actor Burt Reynolds has cut the price on his 12,500-square-foot waterfront Florida compound for the second time. It's now listed for $10.5 million, 30% below its original asking price. (read entire article)

More sellers will be following suit this year and reducing the price of their Central Florida homes or watching them collect nothing but time on the market.
