Residential Construction Exceeds Market Expectations

The Commerce Department is reporting that housing starts and permits increased in November 0f 2009. The Commerce Department believes that "conditions remain favorable for growth in the coming months".

In the Central Florida market area of Seminole, Orange, West Volusia and Osceola County 572 new homes are reported as selling in 2009. Of this number 338 were detached homes and 218 were listed as townhomes.

I have seen a number of new homes go under contract in my office over the past few months. Central Florida home builders are offering an affordable opportunities for buyers to build a new home with a number of great features and amenities. Builders are cutting prices to help the real estate market

The National Association of home Builders in a recent press release say that builders are doing what they can to help the real estate market get moving in a positive direction. Cutting prices along with offering incentives and reducing production are big steps towards recovery but the National Association of Home Builders acknowledge that more must be done and are calling on congress to help by:
  • expanding the first-time home buyer tax credit
  • government buy-down of mortgage interest rates

Builders say more need to be done to stimulate housing

Citing the future of residential construction as uncertain the National Association of Home Builders Chief Economist stated in a recent press release, "Congress should consider providing further “sorely needed” economic stimulus to encourage homeownership and limit foreclosures in order to pull the U.S. economy out of recession."

Too many homes were built - President Bush

President Bush responding to questions in Virginia about the economy was quoted as saying;

"Well, what happened was, they overbuilt -- or we overbuilt -- built too many homes relative to the number of buyers."

President Bush predicted the housing market will remain soft until the excess inventory is gone.

How can I view new homes?

Are you interested in viewing and possibly purchasing a new home? If you would like to view new homes online then I would suggest you visit my site's free home search feature. If you would rather I do the work I will email you a list of new homes in your neighborhood. There are over 700 homes listed in the MLS for the immediate area listed as being built in 2008.

Once you have picked out the homes you would like to view, I will schedule with the owner to show you the home at your convenience.

Besides arranging for you to view new homes listed in the MLS, I can also arrange to show you new homes being sold by the local builders. Builders are looking to make deals and have their new homes priced very affordable for potential home buyers plus in some cases are offering incentives to motivate you to purchase their home.

Cost for construction climbing for Florida builders

Don Magruder, Vice President and General Manager of Ro-Mac Lumber and Supply Inc, reports in the July Whole House Commodity Index that building costs continue to climb in Florida.

This is bad news to home builders who are cautioned by Mr. Magruder to be careful when calculating their cost to build.

The cost index includes block, concrete, framing, trusses, drywall, windows, doors, garage doors, siding, insulation, and most of the accessories.

Builders say tax credit will boost sales.

According to the latest National Association of Home Builders press release, builder confidence in the real estate market continues to fall.

NAHB President Sandy Dunn stated, “The worsening housing slump and the near-meltdown in financial markets last week makes it even more urgent for Congress to complete action on the housing bill now, a move that will help stabilize and restore confidence in housing and the U.S. economy.”

A portion of the housing bill calls for a tax credit of up to $8000 which the builder association believes will attract buyers into the market place.

M/I homes name Watson Realty Corp. preferred builder

LAKE MARY, Fla. – M/I Homes of Central Florida has been named a Preferred Builder by Watson Realty Corp.’s New Home Center.
