Residential Construction Exceeds Market Expectations

The Commerce Department is reporting that housing starts and permits increased in November 0f 2009. The Commerce Department believes that "conditions remain favorable for growth in the coming months".

In the Central Florida market area of Seminole, Orange, West Volusia and Osceola County 572 new homes are reported as selling in 2009. Of this number 338 were detached homes and 218 were listed as townhomes.

I have seen a number of new homes go under contract in my office over the past few months. Central Florida home builders are offering an affordable opportunities for buyers to build a new home with a number of great features and amenities. Builders are cutting prices to help the real estate market

The National Association of home Builders in a recent press release say that builders are doing what they can to help the real estate market get moving in a positive direction. Cutting prices along with offering incentives and reducing production are big steps towards recovery but the National Association of Home Builders acknowledge that more must be done and are calling on congress to help by:
  • expanding the first-time home buyer tax credit
  • government buy-down of mortgage interest rates

Trade in your old house for a new one

The Better Business Bureau (BBB) discusses a new angle home builders are trying to entice us to buy a new home. According to the BBB article, builders are offering deals that allow you to trade in our existing home for a new one.

The article details the need for interested home owners to:
  • Deal with a reputable builder
  • Make sure you understand the market
  • Examine the financing
  • Have someone review the contracts

Construction sites visited by enforcement agency

DBPR's Division of Regulation visited 37 construction sites last week in Brevard, Orange, Osceola, Volusia and Seminole counties.

The visits were to uncover unlicensed contractors or minors employed in hazardous activities.

Interim Secretary Chuck Drago was quoted as saying. “I am very pleased to see that our investigators found such a high rate of compliance.” News release

Buyer's demand for new homes remain low during peak season

According to information release by the National Association of Home builders, new home sales are dropping even as the peak-buying season begins.

According to the news release,

“In the latest evidence of severe and ongoing weakness in the nation’s housing market, the Commerce Department reported today that sales of newly built, single-family homes fell 2.5 percent in May to a seasonally adjusted annual rate of 512,000 units, largely offsetting a gain they recorded in the previous month.”

Thus far this year in Orlando, 56 new homes built in 2008 are reported as selling in the MLS as compared to 81 last year during the same time period. There are 207 new homes available for sale in the MLS that are recorded as being constructed in 2008.

Home builders continue to slow housing production.

From the National Association of Home Builders:

Providing the latest evidence of the ongoing downturn in the nation’s housing
market, the U.S. Commerce Department reported today that new-home starts
declined 3.3 percent to a seasonally adjusted annual rate of 975,000 units in
May.

Florida continues to lose construction jobs

Florida Agency for Workforce Innovation reports the number of jobs in Florida is down 64,500 in April 2008 compared to a year ago. Construction, reacting to declines in the housing market, lost 84,700 jobs over the year (-13.8 percent). Construction losses account for 63 percent of job
losses in the state.

Housing starts decline

Nationwide housing starts declined 3.7 percent to a seasonally adjusted annual rate of 1.19 million units in November as home builders wisely continued to put the brakes on new-home production, according to newly released data from the U.S. Commerce Department.

Home builder confidence remain unchanged

A report released by the National Association of Home Builders indicates that the majority of builder's confidence levels have not changed over the past several months.

Home builders do believe that recent action taken by Congress and the Administration are a "step in the right direction".
