Poinciana Florida near Kissimmee currently has 630 active residential listings according to recent MLS statistics. Of those 630 homes currently for sale, 78 or 12.38% are described as being conditional upon a lender approved short sale.

MLS records indicate that thus far in 2008, 23 homes have sold with only 1 home being described as a short sale situation.

No photo - no listing - MLS rules and regulations

The MLXchange Board of Directors passed a new policy that will not allow a listing to go “live” in the system unless there is a picture of the front of the home entered at the same time as the listing data is entered into the system.

Additionally, in the past the MLS contracted a photographer to take a drive by picture of new listings if the agent did not opt out of the option. This is no more.

Agents will now be responsible for taking at least 1 picture of the front of the home and having it ready when the listing is entered.

Why do agents have trouble with the concept that pictures are worth a thousand words? Why must they be threatened with fines or delays with uploading data for failure to enter pictures? Are the sellers aware that they are receiving less than extraordinary service by the failure of their agent to understand the marketing importance of photographs?

Come on agents, take the picture, no check that, take the 10 pictures of your listing that the MLS allows you to upload. Your seller, potential buyers and your fellow agents will appreciate it.

Home builders pull in the reins on new-home production

Do you provide a CCMA for your home selling customers?

A CMA or comparable market analysis is what an agent will provide a seller at the initial listing appointment. This report provides recent real estate activity in the neighborhood, sub division or city to use as comparable for the seller’s home in order to determine a property market value.

In normal times the initial CMA is all that is needed to confidently place a home on the market with legitimate expectations of procuring a buyer.

Today’s challenging market requires additional effort on the part of the agent and seller in order to be sure that the current pricing of the property is keeping in line with the changing market. As the average days on the market increase and sales prices decrease, real estate agents should be providing a CCMA or continuous comparable market analysis.

Continuously updating the original market analysis for the seller may provide data that will help the seller make an informed decision as to the pricing and price enhancement direction they may need to take. Has a larger home come on the market for less money? Have similar homes in pricing and size expired with no offers? Are there new pending homes to report? Is there new sold data to consider? Not knowing what is happening in the market since the initial listing appointment can be costly to a seller.

If you have your home listed and you are in a market slow down or market correction area, ask your agent to provide you with a continuation of your original comparable market analysis in order to be confident your home is still being offered at a competitive price.

The past 2 weeks have seen an increase in the number of floor calls our agents have received. A floor call is generally a buyer who has seen a sign, read an ad or saw a listing on our website or craigslist and calls into the office to receive additional information.

The Orlando Regional Realtor Association reported today that the listing inventory increased in January 2008 after experiencing a decline the previous month of December.

I would encourage anyone looking to buy a home to make sure they contact one of our professional agents to help with the process. The increase of homes offers more opportunities for buyers to find the perfect home, however it also increases the need of having a professional agent assisting you. FHA sending homeowners letters offering help

850,000 homeowners will receive a letter this year from FHA.

The reason for the letter is described on HUD's site:

"For hundreds of thousands of families, this letter might be the most important piece of mail they receive all year," said HUD Secretary Alphonso Jackson. "Not only could this information keep a roof over their heads, it could provide them with financial sustainability and security for the long term. Our aggressive outreach will ensure families are educated about the safe mortgage alternative that FHA offers."

Are auctions selling homes?

It seems each week I come across an advertisement about an upcoming real estate auction to be held in a particular city or neighborhood. I receive at least 1 call or email a week announcing an upcoming event and asking if I would like to participate.

Are real estate auctions a viable way to sell property in this market? Are they just another in a long line of gimmick marketing that rises up when markets go south? While I read about upcoming real estate auctions, I cannot recall seeing anything afterwards that mentioned the success of failure of the auction held.

Will an auction sell a home faster than a real estate agent can? Is the final auction price at or below market value for the home? If the homeowner had listed the home at or below the market value, I would suspect that they would have just as good of a chance to find a buyer as they do holding an auction for their house.

Are auctions selling homes? I am not sure, but will continue to try and find out.

Will it sell for a dollar?

Discussions in real estate office center on pricing these days. Agents can be heard exclaiming that they are not sure why the home they have listed is not selling. It is the lowest in the neighborhood, it is clean and shows well, the seller is offering incentives and the home has received the best marketing available and yet, no offers. The conclusion is there are not enough or no buyers. Which is correct, sort of.

There are not enough or no buyers for the home in question at that price. It isn’t that every buyer on the face of the planet has vanished; it is just that those buyers have a tremendous inventory to choose from.

If you truly believe there are no buyers, imagine for a moment that you changed the listing price and offered the home for sale for 1 dollar and see how many offers you receive. I know, that is unrealistic and crazy sounding but the point is at 1 dollar the home would attract a buyer or many buyers. The goal should now be for the seller and agent to determine how far above 1 dollar the home needs to be listed for in order to still receive interest and possible offers from buyers.

Pricing is huge in this market.

Administration is seeking to help homeowners

In a response from the U.S. Treasury Department to testimony from Under Secretary Robert Steel, the Treasury stated in part:

"The Administration’s goal is to prevent foreclosures for homeowners. It is not about assisting lenders or bailing out investors.
Our response is based upon a three-point plan: (1) to better identify, reach and connect with counselors those at-risk homeowners who can be helped, (2) to assist in developing additional products for homeowners, and (3) to increase the speed and efficiency of moving these at-risk borrowers into affordable solutions."

Buying a short sale home in Kissimmee

Buyer’s attention of late has been drawn to the short sale market. Kissimmee homeowners faced with the very real possibility of losing their home and unable to sell their home for a price that would pay off their mortgage and closing costs may turn to their lender for assistance.

In some cases the mortgage holder may be willing to accept less than is owed on the mortgage in order to avoid foreclosure, which is a benefit to the homeowner.

A short sale situation takes time to process so a buyer and seller will need to be prepared and patient as the lender looks over the documents before making a counter of giving full approval of the deal. Those short sale transactions that are successful and end up at the closing table can provide the seller needed financial relief and offer a buyer and opportunity to purchase a home at a price that fits into their budget.

HUD’s Secretary Alphonso Jackson announced today that thousands of Florida homeowners are benefiting for the government’s new refinancing service. Secretary Jackson stated:

"HUD's central goal remains promoting sustainable homeownership. We are eager to introduce more Americans to the safety and security of HUD'S Federal Housing Administration (FHA) loans…”

Orlando international visitors are increasing.

Orlando Business Journal reported that international traffic to Orlando International Airport saw an increase over the same time period the previous year. Traffic was up 27.8% in November.

Early reports show Orlando homes sales falling off the pace.

Early reports indicate that the number of homes sold in January 2008 in Orlando is well off the pace of home sales for January 2007.

This is mirrored through-out Central Florida as home sales are indicated to have dropped 40-60% off of January 2007 numbers.

This would seem to suggest that the market correction for Central Florida is still in full swing. Final January closed sales numbers appear that they will be lower than December 2007 sales as well.

Recent activity within our Orlando area office has increased over the past few weeks. Orlando/Maitland’s Watson Realty office actually reported an increase of new business in January 2008 as compared to January 2007. This increase should translate into an increase of sold production in February and March.
