Florida cracking down on bad credit repair companies

Florida consumers facing seemingly insurmountable debt may often fall victim to bad credit repair companies promising relief but in the end only taking their hard earned money without helping the consumer.

Attorney General McCollum stated in a recent release, "“Whether through credit repair, debt management, debt settlement, or interest rate reduction schemes, it is unacceptable to deceptively convince consumers facing financial distress to part with their money.”

Our market plan includes advertising your home to international real estate buyers

Foreign or international real estate buyers purchasing a home in Florida purchase an existing home more often than a new home. A survey conducted by the National Association of REALTORS® and prepared for the Florida Association of REALTORS® indicated that 78% of the homes purchased in Florida by international homebuyers were previously owned/resales.

This is important to a home owner thinking of selling their Florida home. Being able to advertise and reach the international homebuyer should be a working part of any real estate agent's marketing plan. Make sure any real estate agent you interview for the job of selling your home can show you successful results with reaching overseas buyers.

We have a system in place that helps us reach those customers so we can promote and advertise our seller's homes continuously. If you would like to discuss marketing plan designed for your home, call or contact me today.

What is the effective date of a short sale contract?

What is the effective date of a short sale contract?

The effective date of a short sale contract is the same as it would be if there were no short sale contingency. When the buyer and seller have signed and delivered back to each other the contract and addendum to the contract, this makes the contract effective. The buyers and sellers have now entered into a binding contract for the selling and purchasing of the home.

The short sale contingency is just that, a contingency that must be met in order for the transaction to close. Much like a financing contingency for a buyer would act in a contract.

If you need assistance or help in understanding your short sale transaction I would encourage you to seek legal advice. If you would like help selling or buying a home subject to a short sale, contact me today.
