Q: I own a home I purchased before I was married, the home is a non-homestead property, does my spouse have to sign the listing paperwork?
A: No. Since the title to the property is vested in your name only and the property is NON-HOMESTEAD property you are the only one that needs to sign the listing paperwork.

Realtor and seller obligations under a listing agreement.
When a seller gives a Broker the exclusive right to sell their home or real estate, each party of the listing contract have obligations to each other.
When using a Florida Association of Realtors exclusive right of sale listing agreement the obligations the seller and Broker have agreed to include:

- Advertise the home
- Gather mortgage information on the home
- Continuous efforts to sell the home
- Enter home's information into the multiple listing service
- Provide buyers with comparable market information about the home
- Place a lockbox on the property
Seller
- Assist Broker including referring interested potential buyers to Realtor
- Allow the property to be viewed, providing keys when appropriate
- Inform the Realtor prior to leasing home
- Hold the Broker harmless in certain situations
- Comply with FIRPTA
- Disclose all know material facts about the property
