When using a Florida Association of Realtors exclusive right of sale listing agreement the obligations the seller and Broker have agreed to include:
Broker
- Advertise the home
- Gather mortgage information on the home
- Continuous efforts to sell the home
- Enter home's information into the multiple listing service
- Provide buyers with comparable market information about the home
- Place a lockbox on the property
Seller
- Assist Broker including referring interested potential buyers to Realtor
- Allow the property to be viewed, providing keys when appropriate
- Inform the Realtor prior to leasing home
- Hold the Broker harmless in certain situations
- Comply with FIRPTA
- Disclose all know material facts about the property
