2006 will bring change
First, I realized in December 0f 2004 that merely having a real estate website was not good enough. I spent countless hours reading, researching and guessing about how I could be sure my personal site is seen by the customer or seller looking for Florida real estate.
When the very 1st "lookers" stopped by my site in February(approximately 400 unique views according to my stats), I knew I was on to something. Then in March I acquired my very 1st listing from an online visitor. When it sold to a buyer who also came from my site, I was hooked. Over 1 million hits later and a substantial amount of new business, I firmly believe that Realtors should no longer ignore the business that can be generated from having a content driven, updated website. I have coached the Deland associates accordingly and expect several of them to benefit from their early understanding of the power of the net.
Speaking of coaching, 2005 brought the opportunity to be an assistant manager for the Deland office. Since August I have had the pleasure of assisting associates in our office with their troublesome deals, suggestions for marketing and hopefully a tip here and there. My goal has been to help them see first how to "make a living" selling real estate. I'll let them show me how to be a superstar from that point on. The creation of the "Monsters of real estate", a marketing group, will hopefully go a long way in solidifying the careers of several of our newer associates and help a seasoned associate or two take their business to a new level.
All said, it has been a good year. I've met some great people and have discovered that this career I chose so many years ago, still offers new challenges.
2006 ushers in a another new turn in the road. I have been offered and have accepted the Branch manager position of Watson's Maitland office. Maitland is similar in size and production as the Deland office. I'm looking forward to meeting this new group of professionals in the coming days. This year should require old school marketing ways mixed with new technology to stay ahead of the competition. I'm looking forward to working with the Maitland associates to reach the right mix of both to insure our continued success.

Florida real estate bubble
I like to compare what is going on to a baseball runner who tried to turn a single into a double and gets caught between bases. Over the last year or so, we were hitting for extra bases every time up when listing property. Prices seemed to rise everyday. Over the last few months it would seem that the record price increases have slowed or leveled off. The problem is some homeowners and Realtors were slow to recognize this new trend and continued to try getting an extra base or two. Caught in between, they now are confused and unsure which way to go.
A professional Realtor who knows his/her market is prepared for this. They know how to get their customer back safely on a base by needed price adjustments. They also know how to avoid these rundowns by keeping prices in line with what the market is currently dictating, getting a good solid hit or sale as it is in this case, is realized because of the skill and confident advice a Realtor gives to the newest homeowner seeking to sell.

West Volusia Florida real estate trends
From Jan-Sept 2005, 62.18% of all transactions were completed with conventional financing. Cash transactions accounted for 15.69%. The data does not say what percent of the conventional financing was insured vs uninsured. Another interesting figure concerns FHA and VA financing. FHA 1.79% and VA 0.72%. This leads me to believe when considering the amount of new Realtors that have entered the Florida real estate market over the last couple of years, very few of them understand these financing options well enough to assist the consumer.
The average sales price in this area dropped to $202,175 in September compared to $210,418 in August.
Inventory for September was 881 units which is the highest number reported since January 2005. As this normal Florida real estate market continues to develop, marketing will be the key to continued success. Those companies who have spent the last few years focusing their marketing efforts only to attract real estate agents or worse yet, have nothing more but a sign in the yard and listing in the mls as their marketing plans, will need to do some serious catch up.

No Fear - How top producing Realtors succeed
Even though I have been around this biz for awhile and organized this marketing group, I was surprised and pleased to pick up a simple tid bit from one of the guest speakers which made perfect sense.
No fear.
In a nutshell he informed all the associates in the group that if you want to make it, get rid of or hide the fear. Do not fear the unknown. Do not fear asking for the sale. Do not fear the rejection. Do not fear picking up the phone or knocking at the door. Do not fear creating your very own niche in the market place. A Realtor who can suppress or eliminate their fears will have the edge in this competitive Florida real estate market. A simple point and yet it speaks volumes to insure a successful real estate career.
The associates were also offered a chance to purchase the new Watson themed websites. I have agreed to assist them in making sure they have a chance to attract buyers and sellers looking for property in this area. It is the future. Plain and simple. I hope all Watson associates beat the competition to the punch.
Speaking of which, the latest Florida Realtor magazine honored the top 10 Agent sites. Pretty looking sites to be sure. I searched for their market area plus the term "real estate" and could not produce any of the top 5 sites as a search result for their specific market area.. I hope they never change their guidelines when picking top Realtor websites. ;)

Thinking of a real estate career?
The National Association of Realtors 2005 survey suggests the amount of income a Realtor makes relates to the number of years in business. The following is from the article printed on Planet Realtor on August 18th:
Members in business for six to 10 years earned a median income of $58,700 in 2004, up 18.6 percent from 2002, while those who have been in the business for two years or less earned only $12,850.
Realtors with at least 26 years of experience earned $92,600, up 37.2 percent from two years earlier.

HUD is starting to list again
National Home Management Solution will be posting relists and price reductions this Friday, October 14, 2005, and expect to have regular listings next week. Much of our inventory is being allocated for Katrina refugees but properties we have received since September 28, 2005 will be listed.

This week www.floridarealestategold.com received a page rank of 3. www.gregstaker.com went from a page rank of 3 to 4. That is the good news. The other side of the coin is that google's latest activity that dropped my main site's place in their rankings for some key keywords, is now being seen in my traffic count. Approximately cutting in half the number of unique visitors this week. I am still in a holding pattern to see if my rankings rebound over the next week. Matt Cutt's blog indicates that there is at least another week of activity to come. I'm keeping my fingers crossed.

I do think Realtors should be the first avenue of lead collecting. It is our business after all. I preach at sales meetings the importance of our associates obtaining an online presence. However, much to the delight of the commercial online lead generating companies, Realtors seem to spend more money and energy learning about and buying the newest cell phone with more bells and whistles that they need than they ever do developing a solid, customer oriented online presence.. When asked about their personal websites, the responses range from "don't have one" or "mine never brings me any business".
I'm not going to pay for leads. It does not matter who is selling them. I'm going to continue to develop sites that are customer oriented, provides valuable and current information and the leads will come. If you search Deland real estate, you will find me and not some major commercial lead generating company, I like to think that is what the customer expects from their online search results. A local Realtor to assist them immediately.

Google, granddaughters & guessing
Google is doing something with search results. That is the buzz online and proved by my loss of position with some very important keywords. All seo forums that I have read thus far border on comments that run from "hang the bums" to "let's wait and see". Explanations of why there has been such a drastic change in ranks are varied but without solid proof. I am going to hold onto the hope that keeping new listings available at the consumers fingertips, providing up-to-date information about the Florida real estate market and trends and not duplicating the same old tired stuff Realtors have been using for years on their site, will gain the blessing of all the search engine gods and allow me to be seen by the searching masses.
I'm guessing:
That being sued by the Department of Justice is not a good thing....(I'm not the one being sued, well not directly, search NAR and the Department of Justice for info)...
More Realtor sites have the Realtor's picture on them than the mls search ability....
That real haunted houses take Halloween off.....

Speaking of open houses. Realtors and home owners are equally mixed on the effectiveness of these ancient, or tried and true depending on your slant, marketing methods. Some love them, some hate them. In their day, when exposure of a home consisted of a mls book that came out some time after the home was listed, and there was no immediate internet or online mls and ads were often just in the local Sunday paper, an open house was a very powerful marketing tool without much effort being needed by the seller or Realtor. Now the most successful open houses are held by those Realtors and sellers who work together to present the best possible product to the most customers possible.
To increase the chances of an open house being well attended, the Realtor should be mailing out invitations to nearby apartment complexes, they will be notifying local mortgage brokers and lenders inviting them to stop by and asking them to mention the open house to any customers they may be working with who have not found a home yet. The same invitation should also be given to the local real estate agents in the area of the home being held open. Some of the really industrious Realtors will go door to door inviting the neighbors. Ads should run in all the local papers, directional signs, if allowed, should be set up to direct cars from several directions. All these methods will increase the number of visitors that will attend and increase the possibility of attracting a buyer or someone who will recommend a buyer for the home they are holding open.
Sellers can help as well. Make sure the yard is cared for, dishes and laundry put away, beds made. It is also really important to leave your home for the duration of the open house. Give your Realtor the space to do their thing. An open house should offer a comfortable atmosphere for the serious buyers who attend, to take in on the homes features and amenities. The average potential buyer will not, I repeat, will not feel comfortable opening a seller's bedroom closet while the seller is standing their. They will not be at ease to talk financing with the Realtor or onsite mortgage lender. You hired your Realtor trusting in their abilities to sell, let them sell. Give them some space to do their job and you will see the results.
Open houses can be successful in bringing buyers to your home if staged properly or they can be a waste of 3 or 4 hours on a Saturday or Sunday. The proper staging will help increase the chances for your next open house being a success.

If you think you are selling your home too cheaply, just say no
One of the network news programs this Friday had a segment that suggested Realtors may not be interested in getting their sellers the maximum price for their property if it means just waiting for a better offer. The inference is that Realtors want the seller to accept an offer on the table, rather than wait for a better one. They even used a survey that indicates Realtors in a certain geographic area sold their personal property for 3%+ more than the average consumer.
Here is my suggestion to anyone who feels they are being pushed by a high pressured realtor who is seeking a fast commission check at your expense. Just say no.
Just say no at the initial listing interview appointment or at any later time, if you get the sense the realtor is more concerned about their check than your interests. Contact the realtor's broker if the feeling persists.
Just say no if they call you and say "we have a verbal offer", which very often are just fishing attempts to see where your bottom line might be. Make them put all offers in writing.
Just say no when an offer is presented and the estimated net proceeds are less than you are comfortable with. Ask your realtor if your listing price is correct and if not, why has it changed? If it is correct, then counter back at a price that is more acceptable to you or reject the low offers outright.
It really falls into the hands of the seller to decide their bottom line. That would seem to be the main reason Realtors showed a higher sales price (3% +/- ) as mentioned earlier. They, as sellers, waited or just said no to lower offers. Are their Realtors in this business that have a house payment due or some other pressing financial matter who are focused primarily on their own need to get paid over the seller's bottom line? To think not would be short sighted. As a seller you have the final say, use it. Just say no
They did have a Realtor on the program who made the point that often the seller is satisfied with the numbers and against the suggestions of their realtor, they accept the 1st offer that comes or one that is lower than may be obtainable with more time. This is true. Each seller's motivation is different. A realtor's job in part is to present the offers as they are delivered, explain the contingencies and provide a written net proceeds report for the seller to use in making their informed decision. A seller may ask for suggestions, but should never let their realtor make the decision for them.
In conclusion, a seller can go a long way to ensuring they sell their property for the best price possible by simply making sure they have hired a true professional who shows by their actions and words that they value the seller as a treasured customer. Spend some time interviewing Realtors as you would any professional service provider you may need. After you have chosen a realtor, the final decision rests with you. Do not be afraid to say no.

Hats off to HUD
As a result of Hurricane Katrina the U.S. Department of HUD is making all of their properties in the state of Florida available to FEMA for use as temporary housing. No properties will be listed for sale in this state until FEMA has determined which properties will be needed as temporary housing.

July inventory was reported as 606. Compare this to 397 in April and May and now over 1000 for August further indicates a slow down. Is it because prices have reached the limit or has the buyer supply dwindled? We will see.

The market, then and now. Has anything changed from 2005-2008
Little did I know that those 12 new listings were the seeds to an excessive listing inventory that continues to rage out of control. Over 36,000 homes for sale in the 5 county Central Florida area that we service. I also had no clue how wrong I would be in guessing that we would be returning to a "normal market". What we have experienced since the middle of 2005 has been nothing close to normal. Most of us with 20-30 years of experience have never seen a market quite like this.
At least I got one prediction right. Agents have found out, the hard way, what an expired is. It is possible that more agents today instead of asking for are demanding price reductions or releasing the listing back to those sellers who will not budge.
Has it been interesting? Tiring, a little stressful, revealing, confusing for sure. Interesting? Ask me again in 3 years.

We had 12 new listings to caravan this morning after sales meeting. After
going week after week after week with few homes making it past a day or two on
the market to now seeing 12 listings must be an indication of something, right?
It may just be the time of the year. Perhaps everyone is just catching their
figurative breath. If we are starting to see the end of the "putting a sign in
the yard and the home sells in a day" market, that is not a bad thing either. No
reason to fear bursting bubbles, with over 76 million baby boomers nearing or
retiring over the next several years. The Florida real estate market should
maintain a healthy glow. Add to that the fact that the West Volusia County
market has always been lower than other surrounding counties in regards to
pricing , I would expect a normal real estate market to continue and last for
the next several years to come. Of course this could mean that Realtors who have
joined our ranks within the last couple of years, may now have an opportunity to
learn what an expired listing is or how to ask for the price adjustment or how
to do a true market analysis.
Should be interesting.

Assistant Manager - Watson Realty Corp.
Where do I go from here? Watson Realty Corp. is a strong growing company. Should an opportunity open up to manage a Watson office I would not hesitate to take on the responsibility. I'm anxious to see how my new found internet marketing skills coupled with my existing management/motivation skills would impact the bottom line of our agents and Watson Corp.
Next week will be busy with a management class in Jacksonville scheduled for Thursday and Friday and my youngest daughter flying in for 5 days on Wednesday. I'm looking forward to both.

Week in rewind
www.floridarealestategold.com is up and running! We put it live Saturday. I have been submitting it to all the directories I can find. I'm going to try something a little different on the optimization part as far as linking goes. It is a great looking site! Linda did a fantastic job with the layout, colors and overall appearance.
Speaking of optimization, www.gregstaker.com is showing as 2nd page on google for "Florida Realtor" and 1st page on MSN for "Florida real estate"!!! The great thing is those phrases are not the keywords I concentrated on. The keywords that I have worked the hardest on all reside at or near the top of most every search engine! The end result has been more unique visitors to my site daily and more email inquiries about property in the Central Florida market.
I have a house listed right now that has termite damage. You would be amazed at what termites can accomplish given a chance to dine on your home. The good news is there are no live active termites, I think they ate themselves to death. Kidding of course....I think.

New website, security and google
The MLS is beefing up security. Today I registered for a key that creates a new password number every 60 seconds. When accessing the MLS I will have to enter this number along with my id. You can keep this new straight out of a sci fi movie security key on your key ring. Now I have more reason to stress over misplaced keys. Stay tuned.
Google is updating page ranks. That is what several search engine forums are saying. I have the google toolbar and have remained a 3 from the beginning. I think a few of my other pages gained a page rank, but I do not follow it that closely. I did notice that my google link popularity went from 62 to 68. I do not know for sure the importance of the page rank bar but I do know every time I go to a new site while surfing, my eyes look at the bar first.
The market here in West Volusia is still going strong. I had an amazing open house this weekend with a terrific turnout. Plenty of buyers out there, who is looking to sell?

First time blogger, long time Realtor
This is my first "real" blog post. I have one other that shows up on Google. That was my "I'm not really sure what I am doing, lets make a blog" accident blog. I had forgotten all about it 'til Google indexed it.
The whole internet marketing venue is exciting to me. I have spent several months working and reworking and updating my site at http://www.gregstaker.com/ in order to provide all my current, former and new customers the best possible online marketing and information source. It took me over 2 years to understand that a website of any real value needs to be more than pretty colors and a cute "catch phrase". Since December 2004 I have been linking, adding content, adding keywords, changing keywords, changing design, cursing, laughing and learning what it takes to have a presence online.
Change is good, bad, misunderstood, ignored and appreciated depending on who you ask. I remember when MLS books were in their dying last days. No way in God's green world of "location, location, location" could a fancy dancy computer thingie provide the real estate customer with reliable information and at the same speed as the good old book could, or so thought the Realtors so against giving up their MLS books. And here we are. Change was indeed good.
Now that I have moved a step deeper into the world of online communication by creating this blog, hopefully in the days, months and years to come I will be able to post here some of the insight, facts, myths and figures of being a Realtor in Florida and the Florida real estate market. I hope it is entertaining and useful to all that visit.
