Discussing research conducted by BizCosts.com, Orlando ranks at the top as the cheapest place to set up a business.  When you take this information into consideration with the fact the homes are being offered for sale at the lowest prices seen in some time; it may be time to consider owning a home and starting your business in the Orlando area.

What would a football dome do to Orange County property values?

The Orlando Sentinel has reported that Orange County Commissioner Bill Segal dreams of bringing a football dome to Orange County.

How do football domes and stadiums impact mean property values? I went to Google looking for information about the impact football stadium has on real estate values. I found two differing opinions from two major markets that were considering/are considering building a football stadium.

The dream of a local football stadium is a ways off from being a reality. What do you think? Do we need a professional football dome in Orlando, Orange County? What are the benefits? What are the negatives?

Thousands of homes are being offered for sale at prices less than owed on the home throughout Central Florida

One reason home sales are on the rise throughout Central Florida is because of the number of homes being sold subject to a short sale. A short sale transaction is one in which the home is being offered for sale at a price less than what the owner owes on the home.

In Orange County alone there are over 3,000 homes listed for sale as a short sale. In Orlando, the largest city in Orange County, there are over 2500. Short sale listings are not just on the low end, with the highest priced short sale listed for sale in Orlando priced at over 2 million dollars.

In addition to the homes actively listed for sale in Orange County there are also 4,000 homes under contract or pended as a short sale. The short sale process from offer to lender approval can be quite lengthy which would explain the large number of short sales showing as pending.

Short sales that have closed this year according to MLS stats in Orange County are reported as just under 1,000. As of today, April 3, 980 properties subject to a short sale have closed.

For buyers who have time to wait, making an offer on a short sale may mean they will purchase house they desire at an affordable price. Of course if a buyer is in a hurry then a home subject to a short sale may not be for them. Orlando will loan you money to buy a house

Are you interested in buying a home in Orlando and are a first time homebuyer? Are you short on cash needed for closing cost and down payment money? If you are buying a home with the Orlando city limits, you may qualify for a loan up to $8,000 to be used towards buying a house.

This loan is part of the Florida Homebuyer Opportunity Program. The loan is for 10% of the purchase price of the home up to $8,000. The borrower is expected to pay the loan back once they have received their federal first time homebuyer tax credit.

Additional details include:

  • Buyer must not have owned a home 3 years prior to this purchase
  • You must have $1,000 of your own money to use for down payment and closing costs required to buy a house
  • Credit score of 620 or above
  • Income limits of $75,000 for single, $150,000 for joint applicants
  • Buyer must attend one on one counseling session and education seminar

There are counselors in Orlando approved by HUD that may help you avoid foreclosure and provide help. These counseling services are provided free and address foreclosure prevention, loan modification and refinancing. Don’t give up without making a call to one of these organizations. You do not have to pay for this help, these are nonprofit organizations.

Here is a press release from Orlando Mayor Buddy Dyer's office:

Orlando, FL – November 20, 2007 – Standing inside the City’s newest Fire Station, Orlando Mayor Buddy Dyer and Fire Chief Jim Reynolds announced that the Orlando Fire Department had received the coveted Insurance Services Office (ISO) rating of 1. ISO is the nationwide standard for rating and ranking fire departments.

Orlando’s rating is the highest possible and only 55 communities in the country have similarly ranked fire departments. "This top ISO rating allows Orlando residents to live, work and go to sleep every night knowing that their fire protection is the best in the country," said Mayor Dyer.

In general, better ISO ratings lead to lower fire insurance premiums. This also benefits businesses, which also can see reduced insurance rates. This is one reason companies looking to relocate compare ISO ratings, giving us another tool to attract quality, high-wage employers to Orlando.

"Attaining this rating demonstrates the City’s continuing commitment to providing the highest quality services to our growing community," said Fire Chief Reynolds.

In July 2006, Mayor Dyer launched a three-year, multi-million dollar Public Safety Initiative. This effort placed more fire and rescue units on our road, additional fire stations throughout the City and included the training, equipment and personnel that laid the foundation for the City of Orlando to attain the first ISO rating of 1.

This milestone could not have been achieved without the Orlando Utilities Commission. The municipal water supply makes up forty percent of the total score and must be reliable at all times.

Downtown Orlando will be getting festive this year.

Orlando is hosting for the first time a holiday decorating contest for the downtown area to participate in. Here is information regarding this event posted on Orlando's city web site:

1. Contest includes businesses on Orange Avenue from Colonial/50 to South Street.
2. Displays must be up by December 1, 2007 to be considered.
3. Email your participation to the Downtown Development Board at michael.lawrence@cityoforlando.net.
4. Doors can be decorated in any holiday-type (for this time ofyear) theme. The more creative, the better! But, nothing offensive or inappropriate, please. Use good taste!
5. A celebrity panel of judges will determine the best display.
6. Doors will be judged on the following criteria:Uniqueness Amount of holiday spirit displayed Incorporating Downtown Orlando living into display
7. The Best Display will be announced at Mayor Dyer's Holiday Lights Orlando event on December 5th beginning at 5 p.m.
