First time home buyer, this market is for you!

During the Central Florida real estate boom-years the first time home buyer quite often found themselves out in the cold unable to purchase a home because of the unparalleled rising home prices. Purchasing a home during the boom was a luxury for those who already owned a home that could be sold for huge profits or for those in the business to flip houses.

Well, guess what? They are baaaack! Home prices throughout Central Florida have fallen back to levels where first time home buyers can now jump into the home ownership game. The Central Florida market would include Lake, Osceola, Orange, Seminole and West Volusia Counties and they now offer the following to first time home buyers:
  • 706 homes for sale in Central Florida are 3 bedroom, 2 bath homes and are priced at $100,000 or less
  • 2,242 homes for sale in Central Florida are 3 bedroom, 2 bath homes are priced between $101,000 and $150,000

This is a huge opportunity for those who have never owned a home, to buy a quality affordable home in their area at prices that have not been seen for years. Reports suggest that median income levels in Central Florida are more than enough to purchase a median priced home.

The time is now to invest in your first home. Contact me to start the process or take advantage of my free home search tool to view homes for sale in your area.

Watson Realty aggressively seeks new home buyers

The agents of Watson Realty Corp. are not content with simply waiting for the Florida real estate market to improve. A major direct mail campaign is being followed up with calls to all the recipients of the postcard announcing the $7500 tax credit.

Over the next 3 months our agents will be phoning those customers that have been targeted to receive the postcard making sure they did receive it and answering any questions that the customer may have about the tax credit program and buying a home.

This proactive approach will help to inform and educate potential home buyers as to why may in fact be a good time to purchase a home. It can be a win-win for future home buyers and our current and future home sellers as we aggressively seek out buyers for their homes.

If you would like more information on how Watson Realty can help you buy or sell a home, call or email me.

Orlando’s first time homebuyers are there, are you?

According to the results of a 2007 Profile of Home buyers and Sellers conducted by the Orlando Regional Realtor Association over a 12-month period ending June 2007, first time homebuyers in Orlando are more likely to look online for information about the home buying process than any other source.

Additionally, 93 % of first time buyers indicated they searched for property online and those surveyed spent 4 weeks searching for a home prior to contacting an agent.

First time buyers chose to search more often on an individual agent web site than a Company site.

These results appear to reinforce the need to have a web presence that offers the ability to search for homes and also provide information about all stages of the buying process. Not having this presence could end up costing you an opportunity to work with the majority of the first time homebuyer market.
