Florida land being offered for sale at a fraction of its cost

According to a report released by the University of Florida, rural land and land outside of metropolitan areas declined significantly in value in 2008 compared to 2007 and is expected to continue to drop in value through 2009.

Survey says: Florida is a place to be and to invest

A University of Florida survey results indicate that respondents still have a favorable outlook towards the future.

Wayne Archer, executive director of UF’s Bergstrom Center for Real Estate Studies stated

People who have responded to our surveys have not lost their faith in Florida as a place to be and a place to invest,” he said. “We have 40 pages of comments from our respondents, and although the dominant theme is the disruption of financing, perhaps the second theme, as one person put it, is people being on the sidelines with full pads and helmets just waiting to jump back in.”

Florida gaining buying confidence

University of Florida reports that consumer confidence in Florida rose for the third straight month in September. The increase is credited in part to the belief that housing sales are stabilizing.

University of Florida reports housing prices hit bottom in July

Chris McCarty, director of UF’s Survey Research Center at the Bureau of Economic and Business Research is quoted in a recent University of Florida new report regarding Florida's housing market; "There are signs that housing prices are beginning to stabilize in the Sunshine State."

“While prices in Florida markets are still declining, the pace of the declines has slowed,” he said. “Overall, the median price of a home in Florida, excluding condos, is beginning to flatten.”

McCarty said he believes retrospective data will show that home prices bottomed out in July for most Florida markets and that stabilization of housing prices will ultimately lead to stability in financial markets.

More people sharing living arrangements suggest University of Florida

Wayne Archer, director of UF’s Bergstrom Center for Real Estate Studies stated today “The decline in consumer spending is finally beginning to show up in rental markets,” Archer said.

“The biggest surprise is how notable the downturn in the state of the apartment market appears to be,” Archer said. “It could be that people are trying to save money by doubling up and sharing accommodations with roommates, reducing the demand for apartments.

Mr. Archer was also suggested that the real estate market may start seeing a change around the spring of 2009.

Few Florida single-family homes suitable for disabled or elderly

The University of Florida suggested today in a news report that home builders should be building homes now to meet the needs of the aging baby boomer population.

Stan Smith, director of UF’s Bureau of Economic and Business Research said, “With the aging of the baby boomers, it’s pretty clear that the number of people who absolutely need these features to continue living in their own homes will rise substantially over the next several decades,” he said. “Unfortunately, there are relatively few single-family houses that will be able to accommodate them.”

The report further stated that over 90% of the homes today are not equipped for people who have trouble getting around. By 2050 1 in 5 households will have someone living in them with a disability.

University of Florida predicts Florida residents will keep their money in their wallet

According to a University of Florida study, consumer confidence in Florida is at an all time low.

“…I would have to predict consumer spending in Florida to pull back dramatically in the coming months.” said Chris McCarty, director of UF’s Survey Research Center.

The housing market is playing a huge role as one might expect. “The current economic decline began with housing and in many ways it will end with housing,” he said. “Housing prices have continued to decline and have yet to stabilize, although there are some signs that prices in some areas are getting near the bottom” McCarty said.
